A garage floor coating is a resin system applied over concrete to seal it, protect it from stains, chemicals and hot tyres, and give it a durable, easy-to-clean finish. There are three systems worth knowing:
the long-standing default. Affordable up front, but it cures slowly (up to a week) and is prone to yellowing and lifting in prolonged heat and UV exposure.
cures in about a day, resists UV yellowing, and stands up to Florida heat and hot tyres. This is Clever's default recommendation for most Florida garages.

Standard epoxy yellows and chalks under sustained sun — a real problem for garages with west-facing doors or skylights. Polyaspartic and polyurea are UV-stable and hold their colour.
A car that's been sitting in Florida sun brings genuinely hot tyres into the garage. Epoxy can soften and mark under repeated heat load; polyaspartic and polyurea are formulated to handle it.
Epoxy's slow cure window means more time exposed to Florida humidity while it sets, raising the risk of a compromised finish. Polyaspartic and polyurea cure in about a day, largely sidestepping the problem.

It depends on the size of the garage and the system — polyaspartic and polyurea sit above basic epoxy because they last far longer. We quote against your actual floor, and the longer life usually makes them cheaper per year.
