Poly flooring is a fast-curing floor coating made from polyaspartic or polyurea resin, applied directly over concrete to create a tough, UV-stable, chemical-resistant finish. It bonds tighter than epoxy, cures in hours rather than days, and typically lasts 15 to 20 years on a properly prepared slab. 

What is poly flooring? 

Poly flooring is a concrete floor coating made from polyaspartic or polyurea resin, applied in liquid form and cured into a hard, glossy, protective surface. The two resins are part of the same chemical family, but polyaspartic is the version most often used for floor coatings because it gives installers a longer working window without losing speed. 

The coating bonds directly to a properly prepared concrete slab. Once cured, the floor is sealed against moisture, road salt, oil, hot tyres, and most household chemicals. It will not yellow in sunlight, which is why poly flooring is the go-to choice for Florida garages, lanais, and any space that sees direct UV exposure.

How long does poly flooring last? 

Poly flooring typically lasts 15 to 20 years on a residential garage and 10 to 15 years in a high-traffic commercial space. Lifespan depends almost entirely on three things: the condition of the concrete underneath, the quality of the surface preparation, and the thickness of the topcoat. 

A poorly prepared slab — one that has not been ground, vacuumed, and patched — will cause any coating to delaminate, no matter how good the resin is. Surface prep is 80% of the job. Done properly, polyaspartic outlasts standard epoxy by five to ten years in side-by-side conditions. 

Heat, UV, and chemical spills do not noticeably degrade the surface. Mechanical damage from dropped tools or dragged equipment is the main long-term wear factor.

Poly flooring in Florida costs between $5 and $12 per square foot installed for a standard residential garage, depending on slab condition, system thickness, and decorative finish. A typical two-car garage (around 400 to 500 square feet) lands between $2,000 and $6,000 fully installed. 

Commercial and industrial installs run higher — usually $6 to $15 per square foot — because they require thicker builds, anti-slip aggregates, and longer cure-and-return-to-service windows. The biggest cost driver is concrete condition. A cracked, oil-stained, or moisture-affected slab needs grinding, patching, and sometimes a moisture mitigation layer before any coating goes down — and that work is non-negotiable if the floor is going to last. 

Is poly flooring better than epoxy? 

Poly flooring is better than epoxy in three specific areas: UV stability, cure speed, and long-term durability. Epoxy is cheaper upfront and gives a thicker, more decorative-friendly build, but it yellows in sunlight and takes three to five days to fully cure.

Can poly flooring be installed over an existing floor? 

Poly flooring can be installed over existing concrete in most cases, but it cannot be installed over an existing failing coating, tile, vinyl, or sealed concrete without full removal first. The slab must be exposed, mechanically ground, and free of contaminants for the polyaspartic to bond. 

An existing epoxy floor that is still solid and intact can sometimes be re-coated with a poly topcoat, but only after a full bond test, light grind, and chemical compatibility check. Skipping that step leads to peeling within 12 months. 

Sealed concrete, painted floors, and old garage paint must be ground off entirely. A 50-grit diamond grind opens the concrete pores and gives the new poly coating a clean substrate to lock into — which is the difference between a 20-year floor and a one-year floor.

A poly floor cleans with warm water, a soft mop, and a pH-neutral floor cleaner. Avoid abrasive scrubbers, acidic cleaners, and harsh solvents — these dull the topcoat over time. For oil or chemical spills, wipe up quickly; the sealed surface prevents staining into the concrete below. 

Can poly flooring be repaired if damaged? 

Poly flooring can be spot-repaired if damaged. Small chips, scratches, or impact marks are sanded, cleaned, and re-coated with matching polyaspartic resin.
